The Temprasure Service Agreement: HVAC Maintenance Plans in Ypsilanti and Southeast Michigan
Two real tune-ups a year, scheduled for you, with priority when something breaks and a discount when it needs fixing. No gimmicks, no tiers, no upsell meetings.
A service agreement is only worth having if the maintenance behind it is real. Plenty of HVAC companies in Southeast Michigan sell memberships that amount to a sticker on the furnace and a technician who spends twenty minutes looking for something to quote. The Temprasure Service Agreement is built on the same tune-ups we do for anyone: a fall furnace visit with a combustion analyzer, a manometer and a carbon monoxide check at the registers, and a spring air conditioning visit with the condenser coil cleaned, the capacitor tested against its rating and the refrigerant charge verified by superheat and subcooling. Each visit ends with a written report of the readings. The agreement simply makes sure both visits happen every year without you remembering to call.
Here is what it includes, in full. Two tune-ups a year: the furnace in the fall, before DTE gas starts flowing hard, and the air conditioner in the spring, once it is warm enough to run the system under load. Priority scheduling when something fails, which in practice means an agreement customer with no heat in January or no cooling in July goes ahead of routine calls on the board. A discount on any repair during the year, applied to the flat-rate price before you approve it. And reminder scheduling: we track when your visits are due and reach out to set them, so the furnace gets looked at in October instead of after it quits in December. That is the whole plan. There is one agreement, not three tiers with names, and nothing in it is designed to get you into a replacement conversation.
The reason it matters in this climate is that equipment here goes from idle to full load twice a year. A furnace that has sat since April is asked to run every night from November to March, through 6,000-plus heating degree days and at least one polar vortex stretch most years. An air conditioner that has sat since September gets its first real test on the first humid week of June. The parts that fail, the flame sensor coated over the summer, the capacitor that lost a few microfarads over the winter, the condensate drain that grew algae, are exactly the ones a seasonal tune-up catches. Most of the emergency calls we run in Washtenaw and western Wayne County are on systems that nobody has opened in years, and most of them would have been a line item on a tune-up report months earlier.
The agreement also builds a history. After a few years we know your equipment: the age of the heat exchanger, the trend in the capacitor readings, whether the AC has needed a top-off, which means it has a leak. That record is what lets us tell you honestly when a repair is worth it and when the system is on borrowed time, and it is what a buyer's inspector wants to see when you sell the house. It also keeps the manufacturer's warranty valid, since most require documented annual service for a parts claim.
We will not push the agreement on anyone. A single tune-up is available to any homeowner at a flat price, and some people prefer to book each one themselves. The agreement is for people who would rather have it handled and want to be first on the schedule when it matters.
Service Agreements work we have photographed

Signs it is time to call
You never remember to schedule maintenance
Most people do not. The agreement moves the reminder to our side, so the furnace is tuned in October and the AC in May without you tracking it.
Your last breakdown happened on the worst day
No heat on a holiday weekend or no cooling in a heat wave is when every shop is booked. Agreement customers go to the front of the line.
Equipment is between 5 and 15 years old
This is the stretch where small failures start and where documented maintenance keeps the warranty valid and the repair decisions honest.
You own rentals or more than one property
Scheduled maintenance per unit with a report per address keeps tenants from calling at midnight and gives you a record for each system.
You want a second set of eyes every season
Carbon monoxide at the registers, heat exchanger condition and a furnace next to a sump pit are safety items worth checking every year in a Michigan basement.
A repair discount would have paid for it last year
If the system needed a part last season, the agreement discount on that one repair often covers most of what the plan costs.
How the visit goes
Sign up by phone or at a visit
Al explains exactly what the agreement includes and what it does not, you decide, and we note the equipment and the best months for your two visits.
Fall furnace tune-up
September through November. Burners, flame sensor, ignitor, heat exchanger, combustion, gas pressure, temperature rise, static pressure, carbon monoxide, humidifier pad and damper. Written report.
Spring AC tune-up
April through June. Condenser coil cleaned, capacitor and contactor tested, charge verified by superheat and subcooling, drain and float switch cleared, temperature split and amp draw recorded. Written report.
We remind you, you confirm
When a visit comes due we reach out with a proposed date. You confirm or pick another. Nothing is scheduled without your okay.
Priority and discount when something fails
Call any hour, tell us you are on the agreement, and you are prioritized on the board. The repair is quoted flat-rate with the agreement discount already applied.

How pricing works
The Temprasure Service Agreement is a single annual plan with one price, quoted when you call or at any visit. That price covers both seasonal tune-ups, the priority scheduling, the repair discount and the reminders. There are no tiers, no enrollment fee and no automatic renewal you did not agree to; we ask before each year.
Compared with booking the two tune-ups separately, the agreement costs less per visit and adds the repair discount, which usually covers most of the agreement cost the first time a part is needed. If you prefer to book single tune-ups as you go, that is fine and the tune-up is a flat price for anyone.
Repairs for agreement customers are still quoted flat-rate before any work, with the discount applied to the quote, and there is still no overtime charge for nights, weekends or holidays.

Questions we hear most
What exactly is included in the Temprasure Service Agreement?
Two tune-ups a year, a fall furnace visit and a spring air conditioning visit, each with a written report of readings; priority scheduling on repair calls; a discount on any repair during the year; and reminder scheduling so we reach out when a visit is due. That is the full list.
Is the tune-up on the agreement the same as a standalone tune-up?
Identical. Combustion analysis, carbon monoxide at the registers, static pressure, capacitor test, superheat and subcooling, and everything else on our tune-up checklist. The agreement changes the scheduling and the pricing, not the work.
Does priority scheduling mean a guaranteed same-day visit?
It means agreement customers go ahead of routine calls on the board. During a heat wave or a cold snap when every shop in the county is slammed, that is usually the difference between same-day and next-day. We do not promise what we cannot control, but we do put you first.
Are parts covered?
No. This is a maintenance and priority plan, not an insurance policy. Repairs are quoted flat-rate as always, with the agreement discount applied, and you approve them before work starts.
Does it cover heat pumps or water heaters?
Heat pumps and dual-fuel systems are covered on the same two-visit schedule. Water heaters are checked visually during the furnace visit, and a flush or anode inspection can be added to that visit if you want it.
Can I put rental properties on it?
Yes. Each address gets its own agreement and its own report, and we coordinate access with tenants. Landlords around Ypsilanti and Ann Arbor use it so maintenance happens without the tenant having to be the reminder.
What if I sell the house?
The service history goes with the house, which buyers' inspectors appreciate, and we can transfer the remaining agreement to the new owner or close it out. Either is fine.
Will you use the visits to sell me a new system?
No. The visit is a tune-up with readings. If a part is measurably failing, it is quoted. If the equipment is simply old, the report says how long we think it has so you can plan. Our reputation is built on telling people not to replace things.
Does the agreement renew automatically?
No. We contact you before the year is up and ask. If you want to continue, we continue; if not, nothing is charged.
