About Dundee

Dundee is the southern edge of our service area, a mill village on the River Raisin where US-23 crosses M-50 in Monroe County. It is a straight shot for us: US-23 south from the Washtenaw Avenue area past Milan to exit 17, which takes a little over thirty minutes with light traffic. The village grew around a grist mill on the river in the 1830s, and the Old Mill, rebuilt by Henry Ford in the 1930s as one of his village industries, is now a museum at the center of a downtown of brick storefronts, a stone bridge and a millpond. Cabela's opened at the interchange in 2000 and brought hotels, restaurants and a steady stream of traffic from Ohio and Detroit, and the village doubled in size with new subdivisions along Ann Arbor Road and Plank Road. Dundee is a small-town place with a mix of families who have been here for generations, commuters working in Ann Arbor, Toledo and the Monroe power plant, and newer arrivals drawn by affordable new construction. The village has its own schools, its own downtown and a strong sense of being separate from both Monroe and Ann Arbor.

What Dundee houses need from an HVAC company

Dundee's housing has two distinct halves. The village core along Riley, Tecumseh and Monroe Streets is 1860s to 1930s frame and brick houses on Michigan basements or stone foundations, with retrofitted ductwork and, in a few cases, a boiler still in service. These houses have furnaces in low, damp basements near the river, water heaters that have been through a flood or two, and central air added in the 90s with a condenser on the side of the house. The post-2000 subdivisions along Ann Arbor Road and on the west side of US-23 are colonials and ranches on poured basements with builder-grade 80 percent furnaces and 13 SEER condensers that are now 15 to 25 years old and starting to fail. Outside the village limits, farmhouses and acreage homes on propane are common. Water in the village is municipal, but township addresses are on wells, and the well water in this part of Monroe County is hard enough to be a real factor in water heater and humidifier life.

Weather and the equipment it tests

Dundee is flat, open Monroe County farmland with the River Raisin running through the middle of the village, and the millpond and river bottoms keep the downtown blocks humid and fog-prone in spring and fall. The open fields around the village let winter wind run unchecked, and Dundee is close enough to Lake Erie to pick up more cloud cover and occasional lake-enhanced snow than Ypsilanti sees. Summer afternoons are humid with dew points regularly near 70.

Local details we plan around

  • The village of Dundee issues mechanical permits for work inside the village limits, while township addresses go through Dundee Township and Monroe County.
  • River Raisin flooding has reached basements in the downtown blocks more than once, and we set replacement equipment on raised pads and recommend flood-aware placement.
  • Propane is the fuel on many township parcels outside the village, and we size and set up furnaces and water heaters for it as a matter of routine.
  • Well water on the township side is hard, so water heater sediment flushing and humidifier pad replacement come up more often than in the Detroit-system suburbs.
  • The 2000s subdivisions were built with flex-duct branch runs that sag and restrict airflow, which is the usual cause of weak upstairs airflow here.
  • Dundee is the far end of our radius, so we group calls there and in Milan on the same run, but emergency service still goes out the same day.

★★★★★

Our heat went out, called Alfred, the owner, and he was here within the hour to tell us that we needed a new furnace, because the heat exchanger had holes and was leaking gas! He returned 2 days later to replace the unit; it was a lengthy process, about 10 hours, but it was well worth it! Very professional, told us exactly what we needed, even encouraged us to get a second opinion, which we did, and they said the same thing! So we went with Al!

My elderly non-English-speaking parents needed their water heater replaced and Temprasure did not leave until they made sure my parents were satisfied and happy to have hot water once again. They were very patient with them and did not abandon them even though I know sometimes it's hard to deal with my non-speaking parents. They checked back with us a few days later to make sure everything was still working good. I definitely would recommend this company.

On June 24 around 3:00 p.m., our A/C stopped working. I called several A/C repair companies and they all told me that it would take from several days to a few weeks to come out. Then I ran across Temprasure. I spoke to Al, and he came out the same day and diagnosed my 26-year-old A/C unit. The bad news is that it could not be repaired. The good news is that I purchased a new A/C unit and his team installed the new unit with no issues. Everything Al said about the installation experience actually occurred as he stated, from the delivery date of the unit to the time it took to install it. Not to mention the prices were more than reasonable.

Yes. We coordinate with tenants and send findings to the owner, and we do pre-purchase HVAC inspections for buyers inside the inspection contingency window, with a written report you can use to negotiate.
